Hobart is the capital where postcode choice matters most. On our numbers, four inner postcodes score between 57 and 65. Then the scores fall off a cliff: the next-best postcode is 49, and the northern suburbs drop into the 20s and 30s. There is no gentle middle tier like Canberra or Brisbane.

We ranked all 15 Greater Hobart postcodes with at least 1,500 dwellings. The median score is 45.2. Here is the full list, because in a market this small the bottom half tells you as much as the top.

Hobart is three markets, not one

Tier 1: the inner four (score 57 to 65)

7000 Hobart, 7004 Battery Point, 7005 Sandy Bay and 7008 New Town. SEIFA 8 to 9, 34% to 42% rented, and the only Hobart postcodes with meaningful apartment and townhouse stock. Sandy Bay has the University of Tasmania; 7000 has the CBD and the hospital. These are where tenant demand and wealth overlap.

Tier 2: the bayside house suburbs (score 43 to 49)

Kingston, Blackmans Bay, Lindisfarne, Bellerive and Howrah. Good wealth profiles but 85%+ houses and low renter shares of 11% to 28%. Solid owner-occupier markets with steady long-term tenants, but thinner rental demand if you need to re-let quickly.

Tier 3: the northern suburbs (score 26 to 40)

Moonah, Glenorchy, Claremont, Rokeby and Bridgewater. Renter shares are high (32% to 40%) and entry prices are the lowest in the city, so gross yields look attractive on paper. But SEIFA deciles of 1 to 3 pull the scores down hard.

The northern suburbs yield trap

High yield in low-SEIFA postcodes is often compensation for risk, not a free lunch. Lower-income tenant pools mean higher arrears risk and higher turnover. Capital growth in these areas has historically lagged the inner city over full cycles. If you buy for yield here, budget for higher vacancy and maintenance, and run the net yield honestly. Our SEIFA explainer covers why wealth deciles matter so much.

The exception is Moonah (7009). It scores 40.4 but has the highest renter share in the north and is on the Main Road cafe strip close to North Hobart. If any northern postcode re-rates, it is the most likely candidate.

What to watch in Hobart

  • Small market, big swings. Hobart was the fastest growing capital in the late 2010s and one of the weakest after 2022. Thin volumes make prices more volatile than in the big capitals.
  • Short-stay competition. Tasmania regulates short-stay letting, but in Battery Point and the CBD fringe a share of stock still goes to holiday rentals. That supports long-term rents but creates regulation risk.
  • Tasmanian stamp duty. Tasmania offers a first home buyer duty concession on established homes, but investors pay the general rate. Budget for it.
