Best Canberra Investment Suburbs 2026: 12 Postcodes Ranked by Score
Canberra has the highest median Investment Score of any capital. Braddon leads, Gungahlin is the surprise number two, and every town centre makes the top 12. Plus the ACT land tax catch.
Canberra is the most consistent investment market in Australia on our numbers. Across the 23 ACT postcodes with at least 1,500 dwellings, the median Investment Score is 58.9. For comparison, the Perth metro median is 43.2 and Adelaide's is 40.1. In Canberra, a middle-of-the-pack postcode scores about the same as a top-12 pick in most other capitals.
That consistency comes from the city's structure: high incomes, stable public-sector employment, a large renting population of public servants, students and defence personnel, and a planned mix of apartments along the light rail and houses in the outer districts. The question isn't whether Canberra scores well. It's which districts score best.

What the data is telling you
- Gungahlin is the surprise number two. 2912 scores 65.8, within half a point of inner-north Braddon. It has a renter share of 53%, a balanced dwelling mix (32% houses, 42% apartments) and the light rail terminus. Most investors still think of it as an outer-suburb house market. The data says otherwise.
- Every town centre scores. The light rail corridor (Braddon, Dickson, Gungahlin), Woden, Belconnen and the Tuggeranong town centre all make the top 12. Canberra's planned town-centre model concentrates renters around transport and jobs, which is exactly what the score rewards.
- Tuggeranong's house suburbs sit at the bottom. Kambah (2902), Wanniassa (2903), Fadden and Monash (2904), Calwell and Theodore (2905) and Conder (2906) all score 43 to 47. They are SEIFA 8 or 9, but 80%+ houses with only 15% to 21% rented. Great places to own your home; less compelling on investment fundamentals.
Three picks worth a deeper look
2612 Braddon / Reid / Turner — the inner-north benchmark
Score 66.3, SEIFA 10, 52% rented, around 8,200 dwellings with 55% apartments. Walkable to the city, ANU and the light rail. The apartment-heavy mix is the risk: Canberra has delivered a lot of new apartment supply in the last decade, so choose buildings with low strata costs and owner-occupier appeal.
2912 Gungahlin — the value pick
Score 65.8, SEIFA 9, 53% rented. Entry prices are well below the inner north for a near-identical score. Townhouses and newer apartments near the town centre are where the renter demand concentrates.
2604 Kingston / Griffith — inner-south balance
Score 64.4, SEIFA 10, 45% rented. The Kingston foreshore apartments give it renter depth, while Griffith and Narrabundah add houses on large blocks. It has the most balanced mix of the inner-south postcodes.
The ACT tax picture is different
- Stamp duty is being phased out. The ACT has been cutting conveyance duty every year since 2012 and replacing it with higher general rates. Owner-occupiers who qualify for the income-tested Home Buyer Concession Scheme can pay no duty at all.
- Land tax applies to every rental property. Unlike the states, the ACT has no tax-free threshold for residential land tax. If you rent it out, you pay it from day one. Build it into your net yield; our yield calculator has a land tax field for this.
- Minimum rental standards. The ACT has minimum energy-efficiency standards for ceiling insulation in rental properties. Check compliance before you buy an older house.
