Best Adelaide Investment Suburbs 2026: 12 Postcodes Ranked by Score

The top 12 Adelaide metro postcodes by PropPulse Investment Score. North Adelaide, Norwood and the CBD lead, with Bowden and Mile End as the gentrification plays. Real data, real caveats.

Adelaide spent a decade as the capital investors forgot about, then quietly delivered some of the strongest growth in the country from 2021 onward. Vacancy rates have sat among the tightest of any capital, which keeps rents firm. The 2026 question is which postcodes still combine that rental demand with the wealth profile that drives long-run growth.

We pulled live PropPulse Investment Scores for all 125 Adelaide metro postcodes (5000 to 5199) and filtered to postcodes with at least 1,500 dwellings. The metro median score is 40.1. The top 12 below all score 52 or higher, and the top three are above 60.

What the data is telling you

  • It is an inner-ring story. Every one of the 12 is within roughly 6km of the CBD. The parklands ring (North Adelaide, Kent Town, Parkside, Unley, Wayville) accounts for half the list.
  • Adelaide's CBD scores better than most CBDs. 5000 ranks third with 64% of dwellings rented. It is still 54% apartments, but unlike Perth or Melbourne, Adelaide's CBD has meaningful townhouse and terrace stock that lifts its diversity score.
  • Two SEIFA 7 postcodes made the top 12. Bowden and Mile End are the gentrification picks. They score on renter demand (50% and 42% rented) and proximity, and their wealth scores are trending up as the Bowden urban-renewal precinct fills out.

Three picks worth a deeper look

5067 Norwood / Kent Town — the all-rounder

Score 62.3, SEIFA 9, 42% rented, around 4,800 dwellings split between houses (34%), apartments (18%) and a large share of townhouses and units. The Parade gives it a high-street amenity premium, and the dwelling mix means you can enter with a unit and still be buying into a top-ranked postcode.

5007 Bowden / Hindmarsh — the change story

Score 59.2, SEIFA 7, 50% rented. Bowden is a former industrial site turned medium-density precinct on the tram line. The wealth score is lower than the eastern suburbs because Census 2021 captured the precinct mid-build. If the next Census shows the uplift most locals expect, this postcode re-rates. That is the bet, and it is a bet.

5081 Walkerville / Collinswood — the growth pick

Score 59.3, SEIFA 10, 58% houses. This is the most owner-occupied postcode in the top 12, so yields are softer, but it has the profile that has historically compounded fastest: top-decile wealth, large blocks, and very little new supply.

Next tier: the coastal and eastern fringe

Just outside the top 12, the bayside and eastern foothills postcodes score in the low 50s with SEIFA 8: Glenelg (5045, 52.3), Glengowrie / Somerton Park (5044, 51.8), Brighton / Hove (5048, 51.4) and Rostrevor / Tranmere (5073, 51.3). These are lifestyle-driven markets with lower renter shares, which means steadier tenants but less yield.

What to watch

  • Rent clustering. Most top-12 postcodes share the same estimated median rent. That is a limit of the Census rent bands, not a sign that rents are identical. Always check current listings for the specific property type you are buying.
  • Heritage overlays. Large parts of Unley, Norwood, North Adelaide and Walkerville are under character or heritage zoning. Great for scarcity, limiting if you plan to subdivide or knock down and rebuild.
  • SA stamp duty. South Australia offers no general owner-occupier concession, and first home buyer relief applies to new homes only. If you are buying established, budget for full transfer duty.
