Official Australian Government datasets — ABS Census 2021, SEIFA, ATO postcode statistics, Geoscience Australia. Same source banks pay $12K/yr for, cleaned and made decision-ready.
How accurate is it?+
Census-based metrics are gathered every 5 years and represent every household. Market price data is updated quarterly from ABS RES_DWELL.
How are mortgage repayments and projections calculated?+
Standard amortisation at 80% LVR, 6.20% rate, 30-yr term (P&I). Net yield assumes 4% vacancy + 8% management + 0.95% holding costs. Capital growth uses 10-year state CAGR adjusted for SEIFA decile. All assumptions are surfaced in the report — adjust mentally for your scenario.
Are stamp duty and First Home Buyer numbers official?+
Bands and grant amounts are sourced from each state's Revenue Office (NSW Revenue, SRO VIC, QRO QLD, etc.) for the 2024-25 financial year. Indicative — confirm exact eligibility with your state Revenue Office before settlement.
